Property Management is important to us

Most real estate agencies focus on the sale of residential houses.  Property rental and management is often considered to be the poor relation, and is usually handled by fairly junior staff.  My focus is different, because I see the property management activity as a vital support to the sales activity.  For the first three years of the company’s existence after buying Raine and Horne's property rent roll, we specialised in property management, expanding to a dominant rental position in the Beecroft and Cheltenham areas of the Upper North Shore of Sydney.  We achieved this through competent ethical and caring property management, and are continuing that focus now that we have refranchised as Ray White, and taken on sales as well.

As a result of our thriving rental business, we now have access to lots of good will locally, with many personal contacts in the Sydney Northern Districts, that enable us to track the pulse of the whole range of the property market in our area.  We are able to monitor trends in rental and sale prices, and so can advise landlords on what rent is realistically achievable, and can advise owners of what sale price to put on a house.  We also have many contacts, especially landlords, abroad who spread the word about how good we are.

I insist on honest ethical transparent behaviour by all my staff, and the number of favourable referrals that we receive demonstrates that this is recognised by our many happy clients.

Ray White Beecroft Believes in Sale By Auction

In the Northern Suburbs of Sydney people seem reluctant to bid at auctions, but still we at Ray White firmly believe the best sales policy is to put a property up for sale by auction.  This sets a fixed time line on the sales and marketing activity, and focuses the minds of potential buyers.  Very often houses being auctioned are sold before (the buyer wanting to avoid being out-bid on the day) or in the evening of the auction after negotiations between the owner and the highest bidder, while Auction Rules still apply.  Lastly, most houses that have been passed in recently have sold during the next week or two to someone who either bid at, or attended, the auction. 

The alternative, of Sale by Private Treaty, best suits the owner who is in no hurry to sell, and is happy just to leave the property on the market and see what happens.  But whatever our feelings, it is you, the vendor, who decides.

Confirming that faith, in June we had an amazing auction with 27 contracts issued, 15 registered bidders, and 150 people watching as four bidders fought it out to a street record price!

Douglas has worked in Sales in the Beecroft area for ten years, and is a licenced real estate agent. He joined Lydia to establish the sales business in mid 2007.  Vastly experienced and very enthusiastic, Douglas has an impressive track record of residential property sales.  He lectures on Real Estate at several TAFE colleges.

Carmel is a very experienced licenced real estate agent.  She has worked locally for nine years and in that time established an outstanding record of residential property sales in the Beecroft and Cheltenham areas.  She joined Ray White Beecroft in June 2009, giving a tremendous boost to the sales team.

Sales Consultant

Peter joined Lydia’s company in 2005 to pursue a career in real estate.  He won Property Manager of the Year at the Chairman’s Awards early in 2007.  Since the company reopened as Ray White, Peter has graduated as a full Sales Representative, selling his first two houses early in 2008, and is well on his way to achieve as much success in sales as he did in property management.

Sharon Aldrick
Marketing and Photography

Sharon has been a professional photographer for many years, specialising in people and landscapes. She has been exhibited and has had her own shows and was one of just 40 finalists in the 2010 "Head On Portrait Photograph" contest, the photographic equivalent of the Archibald with Peter Garrett at the award ceremony.  She joined Ray White Beecroft in early 2009 and use her artistic talents to design creative marketing material as well as taking superb property photographs.

Victoria Kohlhagen
Property Manager

Victoria joined us in July 2007, after working very successfully as Property Manager first in Canberra and then in Lane Cove.  She understudies Lydia in the Property Management side of the business, allowing Lydia to expand the business into new areas.  She also handles sales admin, dealing with solicitors and similar issues.

Nicole Simmonds
Property Officer

Nicole joined Lydia’s team initially as receptionist.  She quickly proved herself capable of much more!  She brings a youthful enthusiasm to the office, aways smiling and eager to help. She is the first point of contact for tenants with maintenance requests, and works closely with Peter Hewitt in progressing complex problems like houses with damp, or leaking swimming pools.

Peter Hewitt
Business Development

Peter comes from an engineering and project management background, and is responsible for developing and growing the Ray White Beecroft business.  He looks after internet and window advertising and other office systems.  He helps the property management team with technical problems before bringing in contractors, saving landlords from unnecessary or excessive charges.  A typical week involves helping with swimming pool problems, fallen trees, managing insurance claims, and finding lost cats!
