Property Management is important to usMost real estate agencies focus on the sale of residential houses. Property rental and management is often considered to be the poor relation, and is usually handled by fairly junior staff. My focus is different, because I see the property management activity as a vital support to the sales activity. For the first three years of the company’s existence after buying Raine and Horne's property rent roll, we specialised in property management, expanding to a dominant rental position in the Beecroft and Cheltenham areas of the Upper North Shore of Sydney. We achieved this through competent ethical and caring property management, and are continuing that focus now that we have refranchised as Ray White, and taken on sales as well. As a result of our thriving rental business, we now have access to lots of good will locally, with many personal contacts in the Sydney Northern Districts, that enable us to track the pulse of the whole range of the property market in our area. We are able to monitor trends in rental and sale prices, and so can advise landlords on what rent is realistically achievable, and can advise owners of what sale price to put on a house. We also have many contacts, especially landlords, abroad who spread the word about how good we are. I insist on honest ethical transparent behaviour by all my staff, and the number of favourable referrals that we receive demonstrates that this is recognised by our many happy clients.
Ray White Beecroft Believes in Sale By AuctionIn the Northern Suburbs of Sydney people seem reluctant to bid at auctions, but still we at Ray White firmly believe the best sales policy is to put a property up for sale by auction. This sets a fixed time line on the sales and marketing activity, and focuses the minds of potential buyers. Very often houses being auctioned are sold before (the buyer wanting to avoid being out-bid on the day) or in the evening of the auction after negotiations between the owner and the highest bidder, while Auction Rules still apply. Lastly, most houses that have been passed in recently have sold during the next week or two to someone who either bid at, or attended, the auction. The alternative, of Sale by Private Treaty, best suits the owner who is in no hurry to sell, and is happy just to leave the property on the market and see what happens. But whatever our feelings, it is you, the vendor, who decides. Confirming that faith, in June we had an amazing auction with 27 contracts issued, 15 registered bidders, and 150 people watching as four bidders fought it out to a street record price! |
